 Title: Floating Maintenance Technician

Location: Traveling Maintenance throughout our California Property Portfolio

Compensation: $23-25 (Depending On Experience)


Position Summary

Rainey Property Management is seeking a skilled and dependable Floating Maintenance Technician to support multiple properties across a designated region. This hands-on role involves filling in at communities where extra support is needed—whether due to vacancies, peak periods, or special projects—and requires travel between locations.

The Floating Maintenance Technician is responsible for ensuring that the physical aspects of each assigned property are properly maintained. This includes general maintenance, capital improvement projects, preventative care, and service response tasks. The ideal candidate will be flexible, reliable, and skilled in all areas of multifamily maintenance, including HVAC, plumbing, electrical, and carpentry.


Essential Functions

Travel-Based Property Support

  • Travel between assigned properties within the designated region to provide short-term maintenance coverage or assist with large-scale projects
  • Adapt quickly to varying property layouts, team structures, and community needs
  • Communicate proactively with Property Managers and Maintenance Supervisors to coordinate task priorities and site needs

General Maintenance & Repairs

  • Perform a wide range of maintenance tasks including HVAC troubleshooting, basic electrical, plumbing, and appliance repairs
  • Complete daily, weekly, and monthly tasks thoroughly, accurately, and on time
  • Respond to service requests and emergencies efficiently and professionally
  • Support capital project execution and maintenance initiatives as directed

Property Condition & Curb Appeal

  • Conduct routine property walks to identify and address potential hazards or maintenance issues
  • Maintain cleanliness and functionality of exterior areas, including common areas, stairwells, breezeways, recreation spaces, and dumpster enclosures
  • Perform groundskeeping duties including blowing, pressure washing, sweeping, and seasonal upkeep

Resident & Team Relations

  • Display a service-oriented attitude and maintain professionalism in all resident and team interactions
  • Clearly communicate updates regarding work order status, task completion, or needed follow-up
  • Serve as a helpful and reliable team resource at each location


Qualifications

Experience & Certifications

  • Minimum 2 years of hands-on apartment maintenance experience
  • EPA Universal or Type I/II certification required for HVAC work
  • Valid driver’s license, dependable transportation, and willingness to travel daily between assigned properties
  • Must supply and maintain own basic maintenance tools

Skills & Competencies

  • Knowledge of property maintenance procedures including HVAC, plumbing, electrical, carpentry, and appliance repair
  • Ability to assess and resolve maintenance issues quickly and independently
  • Strong time management, attention to detail, and problem-solving abilities
  • Flexible, adaptable, and comfortable working with new teams and property layouts
  • Familiarity with property management software and digital work order tracking (preferred)


Work Environment & Physical Requirements

This role involves regular physical labor and requires working indoors and outdoors in all weather conditions. You must be able to:

  • Travel daily between properties, sometimes across different cities within the same region
  • Walk, bend, stoop, kneel, and climb stairs or ladders throughout the day
  • Lift and carry tools, equipment, and materials up to 50 lbs.
  • Use hand tools, power tools, ladders, blowers, pressure washers, and cleaning agents
  • Work in hot, cold, or damp environments as needed
  • Wear and properly use all required PPE (personal protective equipment)
  • Maintain punctuality and be available for after-hours emergency on-call rotation
