The current property portfolio comprises over 80 projects and more than 18 million square feet of office, industrial and retail space—both in Colorado and in select markets nationwide. This position will be involved in expanding our real estate acquisitions nationally.
About the role
The Vice President of Acquisitions will be responsible for sourcing and executing new acquisition and joint venture opportunities across the commercial real estate space, with a primary focus on office investments. This individual will evaluate each opportunity against defined investment criteria and lead all phases of the transaction process. Responsibilities include structuring deals, overseeing underwriting and financial analysis, managing due diligence, negotiating contracts and partnership terms, and developing comprehensive investment and risk assessments. The VP will also support equity and debt capitalization efforts by partnering with the capital markets team.
What you'll do
· Source and underwrite new acquisition opportunities, with a strong
emphasis on office investments. Demonstrated expertise in evaluating office
assets is highly preferred.
· Formulate the initial business and investment strategy for each deal, including projected
rental income, capital improvement plans, operational enhancements, and exit
strategies.
· Prepare and deliver comprehensive presentations to the Investment Committee,
articulating the rationale, risk profile, and return expectations of each
opportunity.
· Collaborate closely with senior leadership to continuously refine and optimize the firm’s
overall investment strategy in response to changing market conditions and
company objectives.
· Partner with the capital markets teams to identify, quote, and secure project-level
financing solutions that align with the overall investment plan.
· Lead negotiations with sellers, brokers, and other stakeholders to structure
acquisitions on the most favorable terms possible.
· Create and present detailed investor-facing business plans, inclusive of financial
modeling, projected returns, capital expenditure schedules, and operating
assumptions.
· Conduct and oversee the full due diligence process, including financial, legal,
physical, and market analysis, ensuring all risks and contingencies are
appropriately identified and addressed.
· Manage the real estate investment lifecycle—from acquisition through development
and/or renovation—ensuring construction draw schedules, budgets, and change
orders are accurately tracked and executed.
· Collaborate with the financial team to develop and manage annual operating and capital
budgets, aligned with the asset’s strategic objectives.
· Underwrite and evaluate investment opportunities with transparency and analytical rigor,
providing stakeholders with clear and actionable insights. Execute deals
efficiently and effectively, ensuring seamless transitions to the asset
management team along with a clearly articulated repositioning or value
creation strategy.
