JOB SUMMARY
The Development Manager is the ‘quarterback’ on assigned projects from property acquisition through Issue-For-Construction drawings. Primary functions include project management, entitlement / land use coordination, coordination of project budgets, utility coordination, campus and facility design management, and project scheduling in conjunction with appropriate Strategy and Construction team members.

ESSENTIAL DUTIES AND RESPONSIBILITIES
- Coordination with TAR/TADG acquisition-focused team members in assessing viability of potential properties, including management of 3rd party due diligence consultants.
- In partnership with TA stakeholders, including strategy, design, and construction teams, spearhead a master development program for site(s) or regions, including entitlement schedule, complete campus design solution & schedule, and capital budget.
- Oversee and manage zoning, entitlement, and permitting process, including any specialty permitting requirements, in alignment with the project schedule.
- Manage, direct, and coordinate teams of architectural, structural, civil, MEP consultants along with required specialty consultants and internal SMEs to develop and issue complete data center design packages in accordance with internal and tenant specifications and standards and all applicable code and regularity requirements.
- Coordinate feasibility, cost, and schedule with utilities for infrastructure needed for the site.
- Work with TADG leadership and other TADG team members to assist in the assemblage of RFQ/RFP responses for customers (tenants).
- Work with Project Teams to prepare for and/or attend project meetings with the local AHJ and utilities, attend all necessary public hearings needed to gain project approvals and inform Owner as to the results of all meetings.
- Facilitate or attend project meetings as needed. Communicate project status with all applicable internal and ownership stakeholders as appropriate.
- Support community development planning efforts working closely with the Project Team, community residents and partners and attend in person meetings as necessary.
TRAVEL REQUIREMENTS:
- Travel up to 30% of the time, occasionally on short notice and with more frequent travel during the first year
SUPERVISORY RESPONSIBILITIES:
External consultant supervision only.
EDUCATION & EXPERIENCE:
- Bachelor’s Degree in Architecture, Civil Engineering, Mechanical Engineering, Electrical Engineering, or equivalent applicable professional experience.
- 8+ years of development, project management, and/or design management experience.
- Demonstrated organizational and problem-solving skills.
- Ability to plan and manage within budget and time constraints.
- Ability to manage 3rd party consultants.
- Familiarity with and understanding of various building systems.
- Ability to multitask and work without direct supervision.
- Data center experience preferred but not required.
- Experience with Microsoft Office suite (PowerPoint, Project, Excel) and Bluebeam.
