Position Title: Commissioning Construction Manager I

Position Location: Location varies by assignment. 75–100% travel across the U.S. unless assigned to an extended project.  Must be located near a major US airport.

Job Summary

The Commissioning Construction Manager I (CxCMI) supports the owner’s and/or contractor’s commissioning efforts throughout all phases of the commissioning process (L1–L5).  This role combines elements of traditional Owner’s Representative and Construction Management responsibilities, while developing specialized knowledge in electrical, mechanical, and controls commissioning for mission-critical environments.


The CxCMI ensures projects are delivered to the highest standards of quality, schedule, and scope, with systems fully tested, documented, and ready for operational turnover.


The CxCMI will receive general instructions on routine work, detailed instructions on new projects, tasks or assignments. May work independently, consistently exercising discretion and independent judgment on individual work, or may work under immediate supervision. May serve as lead on routine projects, tasks or assignments of limited scope. 


The CxCMI will communicate and operate in line with organizational and client goals and values, as well as departmental objectives.


Essential Functions

Construction Management, Owner Advocacy & Project Oversight

  • Support the owner’s and/or contractor’s on-site commissioning activities, helping to ensure work aligns with project quality standards, the commissioning plan, and client expectations.
  • Assist in identifying and communicating potential risks, schedule impacts, or commissioning concerns to senior staff for timely resolution.
  • Participate in coordination among the owner, design team, contractors, equipment vendors, commissioning agents, and trade partners to maintain alignment with commissioning requirements.
  • Support project management and compliance efforts by helping track documentation, clarifying scope questions, and escalating issues appropriately.

Commissioning Support (L1–L5 Focus)

  • Assist in organizing and coordinating commissioning activities such as pre-functional checklists, functional performance tests, integrated systems testing, and final acceptance.
  • Perform field-level tasks - including inspections, documentation, issue tracking, and test witnessing - under the direction of senior commissioning or construction management staff.
  • Follow all health, safety, and environmental policies, including LOTO procedures, and help ensure safe work practices during commissioning activities.

Readiness for Operations

  • Help verify that commissioning documentation, punch lists, and test results are accurate and complete prior to project turnover.
  • Assist in validating that all systems are fully commissioned, operational, and meet owner requirements.
  • Assist in early identification and resolution of issues to help maintain project schedule and support smooth operational handoff.
  • Drive early issue resolution to prevent delays in project closeout and operational handoff.

Document Control & Technical Reviews

  • Assist in reviewing commissioning plans, drawings, submittals, and RFIs to ensure commissioning requirements are properly incorporated.
  • Help maintain organized commissioning documentation, including test reports, inspection records, and as-built information.
  • Use standard project tools (Procore, BIM 360/ACC, Bluebeam, MS Project/P6, Excel, PowerPoint, Teams) to support tracking, reporting, and document control.

Reporting & Metrics

  • Prepare and distribute regular commissioning progress updates under the guidance of senior staff.
  • Help monitor issue logs, track non-conformances through closure, and assist in generating metrics and summaries to communicate commissioning progress and compliance.

  • Leverage AI-enabled and digital tools to enhance efficiency, reduce manual effort, and support consistent, high-quality work output.
  • Identify opportunities to improve processes and demonstrate a continuous learning mindset, seeking out new technologies, skills, and methods that elevate individual and team performance.
  • Adapt to emerging technologies and evolving digital workflows, actively supporting the integration and adoption of innovative tools across the organization.


Completion of Assigned Tasks and Deliverables on Time and on Budget

Position Requirements (intermediate level for all the following)

  • Knowledge of commissioning processes for electrical, mechanical, and controls system principles in mission‑critical environments.
  • Knowledge of industry trends, project management and construction procedures, and best practices.
  • ​Knowledge of materials, methods and tools involved in the construction of mission critical, commercial buildings, or other structures.
  • Knowledge of the importance of the Method of Procedure (MOP) process and work notifications.
  • Skilled at using MS Office Suite (Excel, Word, Outlook, PowerPoint, Teams), along with exceptional organizational skills for file management.
  • Skilled at using construction management software such as Procore.
  • Skilled in completing assignments accurately and with attention to detail.
  • Skilled in clear, concise communication with both technical and non-technical audiences.
  • Organizational skills, with the ability to manage multiple tasks simultaneously.
  • Ability to leverage AI and emerging technologies to streamline workflows, optimize operational processes, and contribute to company-wide innovation
  • Ability to follow company and site safety requirements.
  • Ability to analyze and prepare documents, reports, and correspondence.
  • Ability to work successfully as a member of a team and independently with moderate supervision.
  • Ability to work under pressure and meet close deadlines.
  • Ability to work independently and collaboratively with onsite and remote team members.
  • Ability to analyze complex information and develop plans to address identified issues.

While performing the duties of this job, the employee is:

  • Frequently manipulating small parts/tools
  • Frequently required to remain in a stationary position
  • Frequently moving through data center and outdoor environments (heat, cold, precipitation), including navigating tight spaces, accessing areas via stairs or ladders, and occasionally working in overhead or under-equipment positions.
  • On occasion, the employee may move equipment weighing up to 50 pounds. 


Travel Requirements

  • Must have a valid driver’s license and the ability to rent vehicles.
  • 75–100% travel across the U.S. unless assigned to an extended project (>6 months; typical assignments 9 months–4 years). 
  • Ability to relocate within 1–3 months if required (when 100% travel isn’t supported). 
  • Effective May 7, 2025, and in accordance with U.S. federal regulations for domestic air travel, a valid REAL ID (or an acceptable alternative, such as a passport) is required for travel associated with this position. 
  • Travel is defined as physically leaving home on behalf of business activities including but not limited to client sites, meetings with other employees, meetings for business development purposes, running errands on behalf of the business, attending industry conferences, etc.
  • Travel may involve transportation by car or plane depending on the destination and nature of the business needs.

CERTIFICATIONS & SAFETY

  • Ability to achieve NFPA 70E and/or OSHA training as required; strict adherence to HSE/LOTO policies.


Education / Experience 

  • Bachelor’s degree in engineering, construction management, or related discipline

OR

  • Two years of hands‑on install/testing/validation/troubleshooting of mechanical, controls, and/or electrical infrastructure

PLUS

  • Minimum of three years of additional related experience
